Utah’s Foremost Land Developer, DAI, recently began construction of a 294- acre master-planned community at the point of the mountain in Bluffdale, UT.
September 25th, 2012 – South Jordan, Utah – DAI, Utah’s Foremost Land Developer, recently broke ground on a large-scale, master-planned community named Independence at the Point. The project is located at the point of the mountain in Bluffdale, Utah just south of 14600 South and 500 West. The development is one of the last parcels situated between Utah County and Salt Lake County. The community spans 294 acres and will consist of approximately 1,900 housing units including single-family homes, townhomes and apartments. It also includes 27 acres of commercial space.
Independence at the Point features multiple new parks and a trail system. DAI has worked closely with Bluffdale City to ensure that the project’s amenities match the needs of future residents and surrounding communities. The project focuses on American patriotism and features street names, park names and monuments named after America’s values and ideals. For example you may find yourself driving along ‘America Blvd’ or ‘Freedom Point Drive’.
The South Valley Journal reported that the types of housing offered in this project will bring a new dimension to Bluffdale City due to the variety and density of the housing options. These will include smaller single-family homes, townhomes and apartments. Traditionally, Bluffdale has prided itself on large, single-family lots, and the zoning options in the city reflected that. The original concept presented by the Independence developers required the creation of a new zoning ordinance, which was passed by the city council in December 2004. Although this is a different development than anything created in Bluffdale before, Mayor Derk Timothy believes that Independence will help establish a wider socio-economic diversity for the city. “Right now there aren’t many places in Bluffdale that my kids could afford to live,” Timothy said. “This will be a positive as families grow up in Bluffdale and are able to stay in Bluffdale.” Although some residents may fear that a development this large and different from historical Bluffdale will change the city, officials have planned so that the city can grow and progress, yet maintain its history and identity. “The location is strategically placed because it is close to the freeway so the traffic patterns won’t affect the city. It doesn’t interfere with the core of Bluffdale,” Timothy said. The project will also make the Porter Rockwell Boulevard extension possible. Porter Rockwell Boulevard will tie Interstate-15 in Bluffdale on to Redwood Road through Independence.
The development is headed by DAI, one of Utah’s largest land developers. Over the past 22 years, DAI has completed projects in 26 municipalities & 6 counties and has developed single-family, multi-family ,mixed-use, retail and office developments. DAI plans to sell building lots to multiple builders, including Alpine Homes, Cadence Homes, Candlelight Homes, DR Horton and LaPorte Group. Builders plan to begin selling homes in November 2012. Pricing for finished homes at Independence at the Point is anticipated to start under $200,000.
